A New Surface on a Sound Base

Resurfacing, or an overlay, is placing a new layer of asphalt over existing pavement after repairs. It makes sense when the driveway or lot is worn, oxidized and cracked on the surface but the base underneath is still mostly sound. HomeGuide notes that an overlay typically saves about 20 to 30 percent compared with full replacement.

Is an overlay right for you?

It is a good fit when cracking is mostly on the surface, the pavement is not sinking in the wheel paths, and drainage works. It is the wrong fit when large areas are alligator-cracked, rutted or soft, because those problems are in the base and will come right back through a new layer. We check before recommending it.

Repairs come first

Before an overlay, we cut out and patch failed areas down to a rebuilt base, seal larger cracks, and correct low spots. Skipping that step is the most common reason overlays fail early.

Heights and edges

A new layer raises the surface, usually by 1.5 to 2 inches. At garages, sidewalks and curbs, we mill or grind the old asphalt so the new surface meets them cleanly. Without that, you get a lip at the garage door or water running toward the house.

Costs

HomeGuide lists resurfacing at about $3 to $7 per square foot for driveways and asphalt overlays at about $1 to $3 per square foot in its repair guide; Angi's 2026 data puts driveway resurfacing at about $1 to $4 per square foot, or $500 to $2,000 in total. The amount of patching needed first is the biggest variable.

Weather

Overlays are thin lifts that lose heat quickly, so we schedule them in warm, dry weather when they can be compacted properly.

Drainage check before overlay

An overlay is a chance to fix drainage. If water ponds on your current surface, the new layer can be shaped to correct it, within limits. Where the problem is bigger, we may regrade sections or add a drain before paving.

Parking lot overlays

For lots, overlays are often done in phases to keep the business open. After paving and curing, the lot is restriped to the ADA 2010 Standards.

Life extension

An overlay on a sound base with good drainage can add many years. Follow it with crack sealing and periodic sealcoating to get the most out of it.

Resurfacing & Overlays Questions

How do I know if I need an overlay or a new driveway?

If cracking is mostly on the surface and the driveway is not sinking, an overlay often works. Widespread alligator cracking or ruts mean the base needs rebuilding.

Will an overlay raise my driveway?

Usually by about 1.5 to 2 inches. We mill at garages and walks so it meets them flush.

How long does an overlay last?

On a sound base with good drainage, many years. Repairs beforehand make the difference.

Can you overlay concrete?

Sometimes, but joints in concrete tend to reflect through. We look at it case by case.

How much does resurfacing cost?

HomeGuide lists driveway resurfacing at about $3 to $7 per square foot; Angi's 2026 range is $1 to $4. Pre-overlay patching is the biggest variable.
