Paving in a Wet College Town
We handle asphalt paving in Corvallis for homeowners, landlords, businesses and property managers, from single driveways in older neighborhoods near campus to parking lots on Highway 99W and hillside driveways off the Coast Range foothills. Corvallis averages about 43 inches of precipitation a year at the Oregon State University weather station, and almost all of it arrives between November and March. That is the single biggest factor in how we build here.
Months of saturated ground
December is the wettest month at about 7.7 inches, followed by January and November at about 6.5 inches each. Many soils on the valley terraces, such as the Woodburn series first described in Benton County, have a water table that rises from December to March. Pavement sitting on a thin base over wet silt loses support every winter. We dig out soft material, place a deeper crushed-rock base and slope every surface to drain.
A rental town
At the 2020 census, about 60% of Corvallis's 23,876 occupied homes were rented, one of the highest shares in Oregon, largely because of the university. Rental driveways and apartment lots see constant traffic and often deferred maintenance. We do a lot of patching, crack sealing and overlay work for landlords and property managers, scheduled around move-in weeks.
Hills and drainage
The northwest part of town climbs into the Coast Range foothills, and Bald Hill overlooks the city. Sloped driveways need careful compaction, a firm edge, and a plan for water running down them. We add swales or drains where runoff would otherwise cut along the pavement edge.
Heat waves too
Corvallis summers are dry and mild, with July highs averaging about 83 degrees, but the record is 110. Fresh asphalt stays soft longer in heat, so in hot spells we ask you to keep heavy vehicles off a new driveway a bit longer.
Right-of-way work
New or widened driveway approaches and curb cuts are in the public right-of-way. We check permit requirements with the City of Corvallis Public Works department before scheduling.
Shade, moss and needles
Many Corvallis neighborhoods have big Douglas firs, oaks and maples. Shaded driveways stay damp, grow moss and collect needles and leaves, all of which hold water against the surface. Regular sweeping, crack sealing and periodic sealcoating keep them in better shape.
Gravel to asphalt
Some older properties and hillside homes still have gravel drives. We can pave over them when the existing rock is deep and firm, adding rock and compacting where it is not.
Getting on the schedule
The dry-season paving calendar fills up. Calling in winter or early spring to get an estimate and a spot on the schedule is the best way to get your driveway paved by midsummer.

Corvallis Questions
When is paving season in Corvallis?
Late spring through early fall, when the ground is dry. Winter is for emergency patching and scheduling.
Do you work for landlords and property managers?
Yes. We patch, seal and overlay rental driveways and apartment lots, and schedule around move-in weeks.
Do I need a permit for a new driveway approach?
Work in the public right-of-way usually needs one. We check with the city before scheduling.
Why does my driveway crack every winter?
Water gets into the base through cracks and edges and softens it. Crack sealing and drainage fixes help; failed areas need base repair.
How do I deal with moss on my driveway?
Keep it swept and clear of needles, remove moss before it roots into cracks, and seal cracks. We clean and treat moss before sealcoating.
