Parking Lots That Drain and Hold Up
Parking lot paving covers new lots, expansions and full reconstruction of failed pavement for businesses, offices, churches, schools, apartment complexes and HOAs. In Corvallis, with a large rental market and a university town's mix of small commercial properties, many lots are older, patched many times over, and now holding water in low spots every winter. A properly built lot moves water off quickly and carries delivery trucks without rutting.
Design for drainage
A parking lot is a big, flat roof on the ground. With around 43 inches of precipitation a year, water has to go somewhere. We set slopes toward catch basins, curbs or swales, check that existing storm structures are at the right height, and correct ponding areas before paving. Drainage and stormwater requirements for commercial sites come from the city or county, and we coordinate with your engineer when a project needs plans.
Structural section
HomeGuide notes that commercial pavement is typically 4 inches of asphalt or more, and base depth increases with truck traffic. Drive lanes and loading areas get a heavier section than parking stalls. We dig out and replace failed areas rather than paving over them.
Costs at a glance
HomeAdvisor's 2026 data puts asphalt parking lots at about $2 to $4.50 per square foot, or roughly $400 to $1,130 per parking space. A 10-space lot runs around $10,000 and a 100-space lot around $75,000 on those figures. Demolition, drainage structures and curbing are separate line items.
Striping and ADA layout
When a lot is restriped, the ADA 2010 Standards apply. The Department of Justice's guidance requires one accessible space for 1 to 25 total spaces, two for 26 to 50, three for 51 to 75 and four for 76 to 100, with at least one in six being van accessible. A car space needs to be at least 96 inches wide with a 60-inch access aisle; a van space needs 132 inches with a 60-inch aisle, or 96 inches with a 96-inch aisle. Signs must be mounted with the bottom at least 60 inches above the ground. We lay out and stripe to those dimensions.
Phasing
We pave in sections when a business has to stay open, schedule work for evenings or weekends when possible, and keep entrances usable.
Maintenance plans for lots
A lot lasts far longer with a routine: crack sealing every late summer, patching failures before they spread, sealcoating every few years, and restriping when lines fade. We can put together a multi-year plan so costs are predictable for owners and HOA boards.

Parking Lot Paving Questions
How many accessible spaces does my lot need?
Under the ADA 2010 Standards, 1 to 25 spaces need one accessible space, 26 to 50 need two, 51 to 75 need three, and 76 to 100 need four. At least one in six must be van accessible.
Can you pave while my business stays open?
Yes. We phase work in sections and keep entrances open, scheduling around your busiest hours where we can.
Why does my lot hold water?
Low spots, settled base or catch basins set too high. We regrade and adjust structures so water drains.
Does restriping require ADA changes?
Yes. The DOJ says restriping a lot triggers the 2010 ADA Standards for accessible parking.
How much does a small parking lot cost?
HomeAdvisor's 2026 figures put a 10-space lot at about $10,000, or $400 to $1,130 per space. Demolition, drainage structures and curbs are priced separately.
