Frequently Asked Questions

Asphalt Paving Questions

How much does an asphalt driveway cost in Corvallis?

Published ranges run about $5 to $15 per square foot installed (HomeGuide and Angi), so a 400-square-foot driveway is roughly $2,000 to $4,800 on HomeGuide's numbers. Removing old pavement, soft-soil repair and drainage add to that. We give a written price after seeing the site.

When is the best time to pave in the Willamette Valley?

Late spring through early fall, when the ground is dry and temperatures are up. Asphalt needs warm, dry conditions to compact properly. Winter is better for patching and planning.

How thick should an asphalt driveway be?

HomeGuide lists 2 to 3 inches of asphalt over 6 to 8 inches of compacted gravel for a typical home driveway, and more for heavy vehicles. On soft, wet valley soils we often recommend a deeper base.

Is asphalt or concrete better for a driveway here?

Both work. Asphalt costs less up front, is easier to patch and handles minor ground movement well. Concrete lasts longer but costs more and cracks are harder to repair. HomeGuide lists asphalt at 15 to 30 years.

How soon can I drive on new asphalt?

Usually after a few days for cars, longer in hot weather. Avoid sharp turns, parked trailers and kickstands on it for the first weeks while it hardens.

Should I sealcoat my driveway?

Sealcoating protects the surface from water, oil and sun. Wait several months after paving, then reseal every few years based on wear. Seal cracks first, since sealer does not fill them.

Can you pave over my gravel driveway?

Often, yes, if the gravel base is deep and firm. We check it, add and compact rock where needed, and fix soft spots before paving.

Asphalt Driveway Paving Questions

How long does an asphalt driveway last in Oregon?

HomeGuide lists asphalt driveways at 15 to 30 years. In the valley, a deep base, good drainage and regular crack sealing push it toward the long end.

Do I need a permit for a new driveway?

Work in the public right-of-way, such as a new curb cut or approach, usually needs one. We check with the city or county before scheduling.

Can you pave in winter?

New paving is best in dry, warm weather. We schedule driveways from late spring through early fall and handle urgent patching in winter.

What is the minimum size you pave?

We pave small driveways and pads too. Many contractors set a minimum charge because of mobilization costs, and your quote will show it.

Parking Lot Paving Questions

How many accessible spaces does my lot need?

Under the ADA 2010 Standards, 1 to 25 spaces need one accessible space, 26 to 50 need two, 51 to 75 need three, and 76 to 100 need four. At least one in six must be van accessible.

Can you pave while my business stays open?

Yes. We phase work in sections and keep entrances open, scheduling around your busiest hours where we can.

Why does my lot hold water?

Low spots, settled base or catch basins set too high. We regrade and adjust structures so water drains.

Does restriping require ADA changes?

Yes. The DOJ says restriping a lot triggers the 2010 ADA Standards for accessible parking.

How much does a small parking lot cost?

HomeAdvisor's 2026 figures put a 10-space lot at about $10,000, or $400 to $1,130 per space. Demolition, drainage structures and curbs are priced separately.

Asphalt Repair & Patching Questions

Why do potholes keep coming back in the same place?

Usually because the base under them is still wet and soft. A lasting repair cuts out the asphalt and replaces the base.

Can you patch potholes in winter?

We can make them safe with cold patch in wet weather, then return for a permanent hot-mix repair when it is dry.

Is patching cheaper than repaving?

For isolated failures, yes. When a large share of the surface is failing, an overlay or replacement is often better value.

What is alligator cracking?

A pattern of small interconnected cracks that usually signals base failure. It needs cutting out and base repair, not just sealing.

How long does a saw-cut patch last?

When the base underneath is rebuilt and water is kept away, a hot-mix patch can last as long as the pavement around it.

Sealcoating Questions

When can I sealcoat in Corvallis?

In dry weather, generally between about 50 and 95 degrees. That usually means late spring through early fall.

How soon after paving can I seal?

Wait at least 3 to 6 months; many driveways paved in summer are first sealed the next summer.

Does sealcoating fill cracks?

No. Cracks are cleaned and sealed first with crack sealant. Sealcoat goes over the top.

How long before I can drive on it?

Usually 12 to 72 hours, depending on temperature and product. We tell you exactly when.

How much does it cost to seal a driveway?

HomeGuide puts it at about $1 to $2 per square foot, or $400 to $800 for a 400-square-foot driveway.

Crack Sealing Questions

When should I seal cracks in Corvallis?

Late summer or early fall, before the rains, when cracks are dry and open.

Can you seal cracks in the rain?

No. Sealant needs clean, dry cracks to bond.

Should I seal alligator cracking?

Usually not. It signals base failure and needs a patch.

How long does crack sealant last?

Several years in most cases. We check and reseal new or reopened cracks as part of regular maintenance.

How much does crack sealing cost?

Angi lists $1 to $3 per linear foot, or $100 to $400 for a typical driveway.

Resurfacing & Overlays Questions

How do I know if I need an overlay or a new driveway?

If cracking is mostly on the surface and the driveway is not sinking, an overlay often works. Widespread alligator cracking or ruts mean the base needs rebuilding.

Will an overlay raise my driveway?

Usually by about 1.5 to 2 inches. We mill at garages and walks so it meets them flush.

How long does an overlay last?

On a sound base with good drainage, many years. Repairs beforehand make the difference.

Can you overlay concrete?

Sometimes, but joints in concrete tend to reflect through. We look at it case by case.

How much does resurfacing cost?

HomeGuide lists driveway resurfacing at about $3 to $7 per square foot; Angi's 2026 range is $1 to $4. Pre-overlay patching is the biggest variable.
